The Opportunity
Cass White Logistics Center is the development of a premier, Class-A rear-load logistics facility in Bartow County, Georgia, strategically positioned in the supply-constrained I-75 North corridor of Northwest Atlanta. The project will deliver a single, 397,600 SF building on 57 acres featuring 36' clear height, concrete tilt-wall construction, 68 dock doors, 101 trailer stalls, and 2,000 amps of power. It is located roughly three miles from I-75 with direct access via Cass White Road and GA Highway 411. Anchored by one of the Southeast's deepest industrial labor bases and demand drivers spanning advanced manufacturing, battery and EV production, and the Appalachian Regional Port, Cass White is emblematic of the institutional-quality logistics space fueling one of Georgia's most dynamic distribution corridors.
The development is being led by Crow Holdings Industrial, a nationally recognized, generational developer with a 70+ million SF track record across 500+ industrial projects nationwide. Cass White marks Buchanan Capital Partners' second joint venture with Crow Holdings Industrial, following Rock Creek Center in the Triad region of North Carolina, and reflects Crow's disciplined, boots-on-the-ground approach to the Atlanta market. Crow has been tracking the I-75 North submarket for years and we are entering with conviction at a moment when supply has been absorbed and fundamentals are tightening.
Competitive Advantage
Compelling Cost Basis: Cass White is positioned as a low-basis entry into the I-75 North corridor. A low basis is the foundation of the investment's safety margin. The lower the cost to build, the wider the cushion between the project's basis and where comparable assets trade, protecting investor capital even in a conservative exit scenario.
Ideal Market Entry After the Supply Wave: Crow deliberately avoided the I-75 North submarket during the heavy 2021 to 2023 construction wave. With more than 4.8 million SF of leasing across the competitive set since January 2024, tightening vacancy, and a sharp decline in new construction starts, the team believes the delivered supply has largely been absorbed and that Cass White will deliver into a materially more favorable leasing environment.
A "One of One" Product: Cass White is the only 300,000 to 500,000 SF project in the submarket able to offer a prospective tenant a single, contiguous building in that size range, filling a distinct gap in the competitive set at delivery.
A Site That Is Difficult to Replicate: The site is fully rezoned to Business Park District, with utilities in place and permitting secured, positioning it ahead of future competition. Its topography, that of a flat, three-generation family farm with limited rock, makes it exceptionally difficult to replicate in a corridor where topography and rock are persistent barriers to entry.
