The Opportunity
Buchanan Capital Partners and The Garrett Companies are forming their second Joint Venture to develop a 368-unit, Class-A multifamily community in Denver, CO. Located at the heart of Denver’s “Tech Center” district and feeding into Cherry Creek School District (Colorado’s#1 performing school district), the property will be unique in the diversity of unit types available, and will cater both to young professionals employed in the Tech Center and to families who want to be in Cherry Creek schools.
The Denver Tech Center Submarket (DTC) has consistently been one of the top-performing multifamily submarkets in Denver over the past 15 years, thanks to its proximity to shopping, location within the state’s #1 school district, ample employment drivers, and adjacency to CherryCreek State Park. Since 2010, DTC has maintained a 95% occupancy rate and an average annual rent growth of 4%, while absorbing thousands of new multifamily units. Driven by a forthcoming decline in supply, RealPage forecasts the submarket will experience 12% rent growth from Q1 ’26 to Q4 ’29, directly in line with our lease-up and sale projections.
